Eindhoven neighbourhoods: compare Centrum, Meerhoven and everyday distances

Use CBS 2024 data for eight Eindhoven wijken to compare household mix, rental stock and nearby services. Understand the Centrum–Meerhoven contrast and keep Eindhoven separate from Veldhoven.

If you are moving for a job in the Eindhoven area, start with the exact workplace address and the municipality of each potential home. A regional name in a job advert or housing search is not enough to establish the journey between them.

This page covers eight selected Eindhoven wijken: Centrum, Meerhoven, Oud-Stratum, Doornakkers, Oud-Woensel, Aanschot, Oud-Strijp and Oud-Gestel. All belong to the CBS municipality Eindhoven, code GM0772. Veldhoven is a separate municipality; these figures do not describe its neighbourhoods or housing stock.

Centrum and Meerhoven describe very different household patterns

In the 2024 snapshot, one-person households account for 72% in Centrum and 26% in Meerhoven. Households with children account for 6% and 46%, respectively.

That tells you about who forms a household in each district, not the layout or availability of a particular rental. In Centrum, a high one-person-household share does not guarantee a supply of studios within your budget. In Meerhoven, a high share of households with children does not establish school or childcare places.

Use the contrast to make an address-specific checklist: the space you need at home, places you will visit regularly and their actual admission or registration conditions. Household statistics do not establish whether a district suits someone because they are an international employee.

Check GP access separately from supermarket distance

Centrum records 0.5 km to a large supermarket and 0.9 km to a GP practice. Meerhoven records 1.0 km and 2.0 km. These are population-average road distances to the nearest facility, not distances from every home or travel times.

The two services can also point in different directions. Oud-Stratum’s supermarket distance is 0.5 km, compared with 0.8 km in Doornakkers; its GP distance is 0.8 km, compared with 0.6 km in Doornakkers. One measure alone would miss that distinction.

The road calculation uses roads available to cars and does not model your walking or cycling route. A large supermarket means a shop of at least 150 square metres under the CBS definition. For healthcare, check whether the relevant practice accepts new patients; proximity does not establish access.

Rental share cannot tell you what is available this week

Rental dwellings make up 81% of Centrum’s housing stock and 28% of Meerhoven’s. Elsewhere in this sample, Oud-Woensel records 83% and Oud-Strijp 70%. These figures cover existing rental housing, including housing corporations and other landlords.

They do not give an available-listing count or a rent estimate. When comparing actual offers, check the application conditions, basic rent, service charges and which utilities are included. Use the costs-beyond-rent guide to compare the full budget rather than assuming a higher rental share means a cheaper home.

Keep the home, destination and building in the same comparison

If you also search in Veldhoven, keep that as a separate location in your shortlist. A workplace described as being in the Eindhoven region does not mean the home and workplace are in the same municipality. Test the actual route and the times you expect to use it; the facility-distance indicators here do not measure commuting.

At a viewing, check bicycle storage, noise, ventilation and the rooms you will use for sleeping or working. The energy-label guide helps you read the building’s information. A wijk’s household composition cannot establish a home’s thermal comfort or energy bill.

What the 2024 figures cover

This is a sample of eight official wijk districts, not all Eindhoven neighbourhoods. Source names such as Oud-Strijp refer to the boundary shown on the map; a listing’s neighbourhood label may cover a different area.

The figures come from CBS / PDOK Wijk- en Buurtkaart 2024, retrieved on 27 September 2026. Population, household and housing-ownership measures refer to 1 January 2024; the facility measures use the 2024 reporting year. Wijk population counts are randomly rounded to multiples of five, shares to whole percentages and distances to 0.1 km. Unavailable values are not zero. The abroad-born share is an approximate sum of two rounded percentages, not a count of international workers or a measure of English-language services.
