If Amsterdam is on your shortlist, comparing the city with other municipalities is only the first step. The household mix within Amsterdam varies enough that the city average can hide differences worth checking before a viewing.

This page covers all 110 land wijken in the 2024 CBS Amsterdam municipality, including the Weesp areas. Search either selector by official name to compare two districts, or open the complete directory after the article. Coverage is at wijk level, not a separate entry for every smaller buurt or informal neighbourhood name; the source’s separate water record is not a selectable residential district.

The comparisons below use Jordaan, IJburg-West, Oude Pijp and other areas as examples of how to read the figures. They do not describe the full city’s minimum or maximum values.

Jordaan and IJburg-West show different household patterns

In the 2024 source, one-person households account for 67% in Jordaan and 37% in IJburg-West. Households with children account for 12% and 43%, respectively. The under-15 population shares are 7% and 18%.

These measures describe different things: the first two use households as the denominator, while the last uses residents. Together they give more context than describing either place simply as “young” or “family-friendly”. They do not establish the size of homes on offer, school places or how a particular street feels.

If you are moving with children, use the contrast to prompt an address-level search for schools, childcare and daily routes. If you will live alone, investigate the actual homes and their costs; a high one-person-household share does not establish a supply of affordable studios.

Similar household figures can conceal different errands

Oude Pijp has 65% one-person households and 12% households with children, close to Jordaan on those two measures. But its average road distance to a large supermarket is 0.3 km, while its GP distance is 0.7 km. Jordaan records 0.4 km for both.

That is a useful reason to switch measures rather than stop at the demographic comparison. The shortest supermarket distance and the shortest GP distance need not occur in the same area. For a service you use often, check its actual location and access from the home.

Banne Buiksloot records 0.8 km for both facilities in this dataset. These are population-average road distances, calculated using roads available to cars. They are not walking times or the route you would necessarily cycle. A nearby GP may also be unable to register new patients.

Rental stock is not a list of homes you can apply for

For example, the rental-housing share is 57% in IJburg-West and 88% in Bijlmermuseum. That compares the composition of these two areas’ housing stock on the reference date, not vacant homes or current asking rents. These are illustrative values, not the lowest and highest shares across all 110 wijken.

The rental category includes housing corporations and other landlords. Access conditions can differ. Before treating a listing as an option, check whether you can apply, the basic rent, additional charges and the rental terms. Keep the property budget separate from the area statistics. The guide to costs beyond rent helps you account for utilities, local taxes and insurance without assuming that similar asking rents mean similar total costs.

Use the named area as a starting point

All 110 entries are at CBS wijk level, including Oosterparkbuurt despite “buurt” appearing in its name. The municipality’s full 2024 extent includes Weesp, so an “Amsterdam” address in these statistics need not be near the city centre. A rental advert may use a different or broader neighbourhood name. Verify the address rather than assuming the advertised name matches this statistical boundary.

Areas stay in the directory when a metric is unavailable. For example, Havens-West has no published under-15 share, abroad-born share or rental share in this snapshot; Coenhaven/Minervahaven has no published rental share. “Not available” does not mean zero or that the area has been excluded.

The map distinguishes the official municipal land and water records. Its water shape is not a complete map of canals or inland waterways. Use an address-level map to plan a route.

At a viewing, check the journey you will actually make, the entrance and bicycle arrangements, noise at your usual hours, and the condition of the building. Compare energy labels and summer comfort too: an area’s household composition says little about insulation, overheating or the bedroom facing a busy street.

Shares are whole percentages, facility distances are rounded to 0.1 km and wijk population counts are rounded to multiples of five. An unavailable value is not zero.
