A rental search for “Utrecht” can cover places with quite different household patterns and distances to everyday services. Before comparing individual homes, check which part of the municipality each address belongs to.
The comparison above covers eight selected CBS wijken: Wijk 06 Binnenstad, Wijk 09 Leidsche Rijn, Wijk 01 West, Wijk 02 Noordwest, Wijk 03 Overvecht, Wijk 05 Oost, Wijk 08 Zuidwest and Wijk 10 Vleuten-De Meern. These are statistical districts, not a complete directory of Utrecht neighbourhoods. The observations below use the same 2024 snapshot.
Binnenstad and Leidsche Rijn have different household mixes
One-person households account for 68% in Binnenstad and 33% in Leidsche Rijn. Households with children account for 7% and 43%, respectively. Those are shares of private households; they do not measure the number of rooms in homes currently advertised.
The contrast gives you questions to investigate. If you are moving with children, locate childcare, schools and the routes between them and a prospective home. If you will live alone, check the actual supply and cost of suitable homes. A high share of one-person households does not tell you whether those residents are students, whether they rent, or whether a studio is available now.
Vleuten-De Meern is not interchangeable with Leidsche Rijn
Both appear in this municipality-level search, but their housing and household figures differ. Households with children make up 52% in Vleuten-De Meern, compared with 43% in Leidsche Rijn. Rental housing accounts for 29% and 49% of their respective stocks.
That rental-share difference is about homes already in the stock on the reference date. It does not establish how many homes are vacant, how quickly a listing will be taken, or what a landlord charges. The category also includes both housing corporations and other landlords, whose application conditions may differ.
When a listing uses one of these names loosely, look up the address before attaching the district’s statistics to it. Keep the home’s rent and running costs in a separate budget beyond the basic rent.
Compare the errands you would actually make
Binnenstad’s average road distance to a large supermarket is 0.5 km, and to a GP practice 0.6 km. Leidsche Rijn records 1.0 km for both. Vleuten-De Meern records 1.1 km to a large supermarket and 1.0 km to a GP.
These are averages across residents, using roads available to cars. They are not distances from a particular flat or times for walking and cycling. The “large supermarket” category starts at 150 square metres; it is a source definition, not a description of every shop nearby.
For each candidate address, check your likely supermarket, your route to work or study, and whether a GP can register you. In West and Noordwest, the published GP distance is the same 0.6 km, but that does not mean every street has the same access or that the practices have equal capacity.
Bring the comparison back to the building
A district average cannot tell you whether the bedroom faces a noisy street, whether you can store a bicycle, or how warm the home becomes in summer. Check those at the address and, where possible, at the hours you would normally be home.
Read the energy-label guide alongside the listing’s details. Two homes in the same wijk can have different insulation, ventilation and energy costs. Confirm the exact destination and travel route you care about rather than treating “in Utrecht” as a commute estimate.

The source is CBS / PDOK Wijk- en Buurtkaart 2024, retrieved on 27 September 2026. Population, household composition and housing ownership refer to 1 January 2024; the GP and supermarket measures use the 2024 reporting year. They describe that period, not the current rental market.
Wijk population counts are randomly rounded to multiples of five. Published shares are whole percentages and distances are rounded to 0.1 km. Missing or suppressed values are unavailable, not zero. The abroad-born share adds two already-rounded source percentages; it is approximate and does not identify nationality, employment or language skills. Definitions are available in CBS’s 2024 dataset and the map documentation.
